    1. Monroe County, Florida
    2. Do not start the application without having all required documents ready to attach or your online application may not save properly and you will have to begin again.

    3. Located at 95295 Overseas Highway, Key Largo, 33037, (MM95) between Key Largo and Tavernier

      • This complex includes 12 one-bedroom units; 11 of which are available for employees of the tourism industry.
      • Rent is $1,900 a month.
      • Maximum income:
        • One person: $109,560
        • Two people: $125,040
        • Two people (married/domestic partners): $166,720
      • The rent includes wastewater, water, and trash.
      • The head of household must be at least 18 years old.
      • There is a maximum of two (2) people allowed in a unit.
      • Tenant is responsible for electricity.

    5. Policy
      1. A maximum of 2 people will be permitted per unit.
      2. Monroe County will allow up to one (1) domesticated pet per unit.
      3. Monroe County requires a flat security deposit of one (1) month’s rent.
      4. The deposit, with first month’s rent will be required at signing of lease.
      5. Specific animal, breed, number, weight restrictions, pet rules, and pet deposits will not apply to households having one qualified service/assistance animal(s).
      6. Tenants will be required to have rental insurance: $10,000 in personal liability coverage on the premises.
      7. Tenants will evacuate in Phase 1 of the 48-hr evacuation of a pending major hurricane.
      8. Prospective tenants are subject to a background check as part of the initial application.  Proof of fingerprinting must be provided with the application. This is required, prior to income and occupation qualification. See separate form for instructions.
    6. Important Instructions

      Please read the following carefully before completing this application. 

      1. Applications will only be accepted through the online platform.  
      2. Answer all required questions on the application form. If you do not understand a question, please email SouthcliffApartments@monroecounty-fl.gov.
      3. Incomplete applications will not be processed.
      4. Persons with disabilities or persons who are limited in their ability to read, write, speak or understand English can seek assistance with the completion of this form by calling 305-509-2177 for an appointment.  
      5. Use the full legal name of each person listed on the application as it appears on their social security card.
      6. Be advised that once you have submitted this application, you are required to keep your information updated if you experience any changes in household composition, income, address, other contact information, etc. You may do so by emailing us at SouthcliffApartments@MonroeCounty-Fl.gov.
    7. In order to qualify, an applicant must:

      1. Be employed in the private sector in a tourism-related business, which means businesses physically located and operating within Monroe County, and who fall within one (1) or more of the following 2022 North American Industry Classification System (NAICS) Categories to be verified through employer:

      1. 1. Sector 71. Arts, Entertainment, and Recreation
      2. 2. Sector 72. Accommodation and Food Services
      3. 3. Subsector 487 of Sector 48-49. Scenic and Sightseeing Transportation

      2. Have an annual income that is under the income requirement established for this program. As shown in the above.

      3. Understand that all occupants must evacuate during Phase 1 of a declared emergency.

      4. Provide documentation of Social Security numbers for all household members.

      5. Be advised that Monroe County will conduct criminal background checks and sex offender registration checks on all household members. Results of these background and sex-offender registration checks may affect your family's eligibility. Tenants shall not be subject to: lifetime sex offender registration requirements, or having been convicted of manufacturing or producing methamphetamine or other illegal drugs. 

      6. Not have any household members who are engaged in any criminal activity that threatens the life, health, safety, or right to peaceful enjoyment of the premises by other residents, and not have any household members who are engaged in any drug-related or violent criminal activity.

      7. Qualify as a suitable renter after a screening of prior rental history and financial responsibility.

    8. Submittal Instructions

      Applicant must:

      1. Redact all numbers, except last four digits of Social Security number on all attachments that will be uploaded.  (Example: XXXX-XX-1234)
      2. Fully complete online application.
      3. Upload Receipt of Fingerprint Processing with application.  
      4. Upload a completed Employer Statement, with 8 weeks of pay stubs; OR if the applicant is self-employed, a Self-Employment Declaration must be submitted, with a copy of the prior year’s tax return.
      5. Upload a completed Landlord Affidavit.
      6. Upload proof of citizenship or legal residency by providing a redacted Social Security card only showing the last 4 digits or other legal identification all applicants. (Original may be required when signing the lease, if approved.)
      7. Upload a copy of driver’s license or other officially-issued proof of identification.
      8. Other documents may be requested to clarify questions in review, including but not limited to your most recent IRS tax return, additional bank statements, additional pay stubs/income documentation, corporate entity documentation, etc.
